Frequently asked questions.

What is benchmarking?

Energy benchmarking is like getting the gas mileage of a car, except for your building. It measures the amount of energy your building/buildings use throughout the calendar year, and then is used for comparison each year, and against other, similar buildings.

What are the benefits of benchmarking?

Benchmarking is an effective way to compare your building’s energy use to that of similar buildings. We offer summaries of these findings, allowing you to determine if you could save money by upgrading to more energy efficient products.

Can I benchmark my property myself?

Yes! Just like some folks do their own taxes, certain people do their own benchmarking. We find that our clients prefer having peace of mind knowing an engineer has gone over everything and certified it as accurate.

What if I don’t want to benchmark?

You’re not alone. However, unless local laws change, it is mandatory. Those not in compliance will face fines. We do offer discounts to clients that sign up for automatic benchmarking, to make the process a little less painful.

What will I get out of the benchmark?

For each benchmark, we will notify you when you submit, send you a report about the status of your property and how it compares to similar buildings, and can discuss any efficiencies that might save you money.

What if I am late on my benchmark?

It depends! Some jurisdictions have a grace period, others, like LA, are more aggressive with fines. Either way, having an expert in your corner will help make sure that even if you filed late this year, it won’t happen again.

What is an energy audit?

Audits are like taking the inventory of a store, except it is the equipment and energy use of a building or buildings. Then, an engineer can identify which equipment might be using too much energy and need replacing.

What is retro-commissioning (RCx)?

RCx is much like getting a tune up on a car. An engineer inspects a building, and finds inexpensive fixes that keep its energy systems running more efficiently again.

Why choose Bay Efficiency?

Accuracy, expertise and savings. Our founder is an engineer with nearly 20 years of experience in the energy sector. He built an audit tool that allows for faster, cheaper audits and gives building owners control over retrofit.

Why is the city or state making me do this?

They are trying to decrease energy use and have energy-reduction goals. They realize that once a building owner sees how much energy they use, and that they can save money with easy fixes, the compliance will be worth it.

How much does it cost?

For benchmarking, submit our form to get an instant price. For audits and retro-commissioning, fill out the form, and we will send you a quote based on your building address. Prices vary based on building size and what the compliance requirements are.

What are the benefits of audits?

Audits are the best way to identify where problems lie. The problems can be large or small, but if keeping NOI high and operating costs are a priority, an audit is a great way to start.

Are you insured?

Yes! We often have to get up on the roof for audits, so we carry insurance to protect ourselves and our clients.
